Penetrating Sealer for Stone, Tile, Grout and Concrete
A penetrating (impregnating) sealer soaks into the pores of stone, tile, grout, concrete and pavers and bonds below the surface instead of forming a film on top. The result looks and feels like the original surface and lets moisture vapour escape. The surface is also far less likely to absorb oil, food and grime. Because there is no coating, there is nothing to peel, scratch or wear off in traffic areas.
Our penetrating sealers
- Aqua-Seal Gold+: our premium, Professional Grade natural look sealer. NanoPlus technology penetrates deeply and chemically bonds for maximum stain resistance against oil, food, grease and grime. RapidPlus gives stain protection in about 4 hours. Low VOC (under 5 g/L), water-based, non-flammable, non-yellowing and UV resistant. Sizes from 250 mL to 20 L.
- Enhance'N'Seal: a penetrating, no sheen colour enhancing sealer with PolySeal 100% active solids. It deepens, darkens and enriches stone, terrazzo, encaustic tiles, pavers and grout.
- Spray'N'Seal: a natural look aerosol sealer for small areas such as vanities, splashbacks and grout touch-ups.
- Condense Plus: a consolidator, strengthener and densifier for soft, sandy or weathered stone. Use it before sealing, or for pre-sealing and six-sided sealing.
Which surfaces suit a penetrating sealer?
Basalt, bluestone, granite, limestone, marble, quartzite, sandstone, slate, travertine, terrazzo, encaustic tiles, concrete, pavers, saltillo, terracotta, unglazed porcelain and grout. Typical coverage for Aqua-Seal Gold+ is about 70 mL/m² per coat on polished stone, 90–110 mL/m² on honed and textured marble, travertine and limestone, and about 130 mL/m² on sandstone, with a minimum of 2 coats.
What about porcelain tiles?
Most polished and matt porcelain tiles are very dense. Aqua-Seal Gold+ or Spray'N'Seal helps protect the grout and micro-pores. For rough or highly textured porcelain, ceramic and tessellated tiles that trap dirt, use Porcelain Plus. It is a high sheen coating sealer (not a penetrating sealer) that makes textured tiles easier to clean, at about 100 mL/m² per coat, minimum 2 coats. For slippery glazed ceramic and porcelain tiles, see Grip-It T.
How to apply a penetrating sealer
- Clean thoroughly with Stone Wash+ or XtremeClean+ and treat any stains.
- Allow the surface to dry completely.
- Apply an even coat with a Sealer Applicator. Don't let it pool.
- Wipe off all excess from the surface before it dries.
- Apply the second coat, then protect from foot traffic and water as per the label.
- Maintain with pH neutral EzyClean+ or Boost Plus.

Frequently asked questions
What is the difference between a penetrating sealer and a coating sealer?
A penetrating sealer sits inside the pores and keeps the natural look and feel. A coating sealer forms a film on top that changes the sheen and can wear in traffic areas.
Does a penetrating sealer change the look of stone?
Aqua-Seal Gold+ is natural look and no sheen. Enhance'N'Seal is designed to deepen and enrich the colour. Always test a small area first.
How long does a penetrating sealer last?
It depends on surface, traffic, UV and cleaning. Interior floors often last several years. Outdoor areas are checked every 2–5 years. Cleaning with pH neutral products helps it last longer.
Can I use a penetrating sealer on porcelain tiles?
Yes, on the grout and on porous or unglazed porcelain. For rough or highly textured tiles that hold dirt, Porcelain Plus coating sealer is the better choice.
How many coats of penetrating sealer do I need?
At least 2 coats for natural look and colour enhanced sealing. Pre-sealing before grouting is a single coat.
